Realty Management
Gordon Realty Management currently manages 1.5 million square feet of over 45 properties. Our affiliate construction company, Gordon Construction, affords us the unique opportunity to offer exceptionally low prices for maintenance and repair work due to long standing partnerships with our contractors. Our property management services include the following:
- Bill and collect all charges to tenants
- Prepare annual operating expense budget
- Obtain multiple quotes for all maintenance contracts for owner approval
- Prepare operating expense payment checks for owner signatures
- Monitor insurance coverage of all building contractors
- Coordinate all maintenance work at building
- Coordinate leasing of all vacant space
- Recommend long term capital improvements (Roof, HVAC, Bathrooms, Landscaping, etc.)
- Review escrows and recommend proper levels for long term capital improvements
- Respond to maintenance request by tenants
- Review owner’s insurance policies and obtain quotes from multiple insurance companies
- Interface with tenants, including delivery of newly leased space to tenants
